Real Estate Construction Updates in Center City, August 2025

Center City District and the Central Philadelphia Development Corporation (CPDC) track real estate development projects across Greater Center City (Girard Avenue to Tasker Street, river to river). This roundup of real estate construction news features projects that are completed, under construction, or proposed this year.  

Since the start of 2025, five key developments have been completed in Greater Center City, supporting the mixed-use environment of the downtown. According to CoStar, 1,297 residential units are under construction, 2,463 have been completed, and 2,936 have been absorbed into the market this year so far.

Completed Development Projects in Greater Center City 

17 Market West

Following the relocation of Morgan Lewis, Alterra Property Group completed a full office-to-residential conversion of 1701 Market.  17 Market West welcomed its first residents in May. Located in the heart of the West Market office corridor and directly above the Suburban Station concourse, it is the only fully residential building with a direct interior connection to SEPTA’s underground concourse.

Developed by Breakthrough Properties, Center City’s first purpose-built life sciences building brings 225,000 square feet of life sciences space downtown with a 60:40 lab to office ratio, and amenities include bicycle storage and an Alchemy Coffee shop in the lobby. Studio Labs, a shared/flexible lab concept, occupies ground-floor space. Legend Biotech is currently fitting out its space on an upper floor. 

2300 market

The Dally

Located at 4th Street and Girard Avenue, between Northern Liberties and Fishtown, The Dally is currently leasing 50 residential units and a 2,500 square foot, ground-level commercial space. This stretch of Girard Avenue is undergoing a flurry of residential development activity, with multiple projects underway between The Dally and the Girard L station. 

Eight7teen

Completed early this year, Eight7teen features 48 apartments, basement car parking, a rooftop deck and dog play area, and street-level commercial space in Northern Liberties. A dog daycare is one of the ground-floor tenants.

The Keystone

Leasing has begun at the Keystone, a 220-unit apartment complex located in Callowhill. The new development offers 29,980 square feet of amenity space, resident balconies, and 71 parking spaces. 

Residential with Grocery Store 

Many new projects provide large ground-floor retail space, which has created opportunities for national grocery retailers. These new stores add convenience for residents and support population growth, as noted in our StoryMap, “Supermarkets in Greater Center City.” 

Aldi at the Howell

The Howell and its ground-floor grocery store, Aldi, are now open on 21st Street and Washington Avenue in the Graduate Hospital neighborhood. Designed by JKRP Architects and developed by OCF Realty, the Howell is six stories tall with 247 residential units. This brings another grocery option to the Graduate Hospital and Point Breeze neighborhoods

Amazon Fresh at the Carson

Located at the corner of 6th and Spring Garden streets on the ground floor of the Carson, the long-awaited Amazon Fresh opened in August. It is the fifth grocery store in Northern Liberties and the second to open this summer along Spring Garden Street, following Sprouts. 

Giant at OneThousandOne

Post Brothers completed the first phase of OneThousandOne Residences. The 14-story development spans a full city block and includes 1,111 residential units and over 65,000 square feet of retail. The anchor retail tenant, a Giant grocery store, is now open and occupies 40,000 square feet of space along Broad Street. Food hall concept Wonder has also leased space in the first phase of the project. 

Sprouts at the Rivermark Northern Liberties

The Rivermark, a nine-acre waterfront property in Northern Liberties, is now open and leasing. The development offers 470 residential units and 45,000 square feet of retail space.  The building’s anchor tenant, Sprouts Farmers Market, opened in June.  A restaurant concept has been announced for space overlooking the Delaware River just east of Sprouts. 

 

Under Construction  

CHOP Schuylkill Avenue Research Building (SARB) 
📍 690 Schuylkill Avenue 

Located along the Schuylkill River waterfront, CHOP’s 17-floor complex will house offices and laboratories for pediatric research. The building is expected to be completed by the end of the year, and further expansion is anticipated adjacent to these research buildings.

I-95 Cap at Penn’s Landing

In July, construction teams installed the first third of foundational steel beams of the I-95 cap over the southern side of the highway, moving onto I-95 North and Columbus Boulevard next. The finished project will function as an 11.5-acre park connecting Old City to the Penn’s Landing waterfront. Estimates of completion range from 2028 to 2030. 

 

Orianna House 
📍 310 Girard Avenue 

Construction began at the Orianna House apartments in Northern Liberties. Designed by T + Associates Architects, the seven-story development will feature around 189 residential units, 10,330 square feet of ground-floor commercial space, 65 parking spaces, and a private outdoor courtyard at the center.

Wood Street Lofts

Regis Group began construction at the Wood Street Lofts, replacing a surface parking lot in Callowhill. The 31-unit residential building will feature 30,075 square feet of apartments, flexible workspaces, and parking.  

 

Proposed Projects 

Anderson Hall 
📍 333 S. Broad Street 

Dwight City Group acquired the former University of the Arts’ Anderson Hall in February, with plans to convert it from classrooms to a mixed-use residential and commercial building. The building plans propose 84 apartment units and ground-floor commercial space along Broad Street. 

Chinatown Stitch
🔗 Website 

The Chinatown Stich is a proposed pedestrian bridge and park to partially cap the I-676 Expressway between 10th and 13th streets. The project would reconnect Chinatown and the fast-growing neighborhoods adjacent to Center City, recouping some of the lost real-estate potential and community disruption caused by the expressway. 

Gershman Hall 
📍 401 S. Broad Street  

In July, Lubert-Adler Real Estate Funds acquired the former Gershman Y, the final University of the Arts property to sell after the school's bankruptcy, with undisclosed plans to transform the 75,320 square foot space. 

Hahnemann Hospital Towers  
📍 230-32 N. Broad Street 

Dwight City Group closed an auction bid of $16.25 million for the defunct Hahnemann Hospital towers with plans to turn them into “middle market” rate apartments and amenity space. The residential conversion will offer 288 units totaling 630,000 square feet.  

Hamilton & Furness Halls 
📍 320 S. Broad Street and 1451-1499 Pine Street 

Scout, the owner of South Philadelphia’s Bok Building, purchased Hamilton and Furness Halls and intends to repurpose the former University of the Arts buildings for housing, residencies, and workspaces for artists, designers, architects, and other arts-related organizations. In the meantime, they have opened Frankie’s Summer Club, an outdoor beer garden, in the courtyard of the space.  

HBSE & Comcast Properties on Market Eas
📍 920–938 Market Street and 1000–1024 Market Street 

In July, Harris Blitzer Sports & Entertainment and Comcast jointly acquired 920–938 Market Street and 1000–1024 Market Street in a $56 million investment. This multi-building purchase represents a significant opportunity to catalyze new development along the Market East corridor.

Aspen Equities LLC recently obtained permits to begin construction at a riverfront parking lot in Northern Liberties for a planned residential development. Approximately 88,853 square feet of apartments will be constructed along with car and bike parking, amenity space, and floodproof design.

230 Vine Street

Groom Investments LLC has secured permits for an 85-unit, 73,473-square-foot mixed-use development at 230 Vine Street in Old City, designed by Atrium Design Group. The project will feature street-level commercial space, a parking garage, and a façade that incorporates elements of Isaiah Zagar’s mosaic mural from the Painted Bride Arts Center formerly located on the site. 

Piazza Alta and the Expansion of OneThousandOne 
📍 1099 Germantown Avenue & 100 S. Broad Street

Post Brothers plans to expand its 1001 and Piazza Alta projects following strong leasing activity. Once the first phase of OneThousandOne is fully leased, the company aims to launch a second phase which will complete the complex up to 13th Street. A third phase is proposed across 13th Street. With Piazza Alta now 97% leased, construction will begin on 431 additional units. 

The Wanamaker Building 
📍 100 Penn Square East

TF Cornerstone, in partnership with Alterra Property Group, plans to redevelop the Wanamaker into over 2 million square feet of mixed-use space broken out into 650 luxury apartments, up to 300,000 square feet of anchor retail space, three levels of underground parking, and upper-floor offices. Intent on preserving the building’s historic character, TF Cornerstone will keep the Crystal Tearoom on the top floor, in addition to the renowned organ and eagle. Artistic activations are planned to start in September in conjunction with the Philly Fringe Festival and preliminary concept renderings have been released from MSC showing potential retail configurations for the building.
