Since 1956, the Central Philadelphia Development Corporation (CPDC) has focused on planning, advocacy, and civic engagement for projects and initiatives that enhance the competitiveness and attractiveness of Center City. We joined in 2024 when we started Blueprint Commercial.
We joined CPDC because we believe in contributing to the long-term success of Philadelphia and wanted to be part of a network focused on smart, inclusive growth. CPDC’s mission aligns with our own approach to thoughtful development and community impact.
As a Philadelphia-based commercial real estate firm, we deeply value our membership in CPDC for the access it provides to a collaborative network of leaders who are actively shaping the future of Center City. CPDC creates a unique space where real estate professionals, business owners, and civic stakeholders come together to exchange ideas, stay ahead of development trends, and collectively advocate for a more vibrant, equitable, and economically resilient downtown. The programming is consistently thoughtful and forward-looking, and the relationships we’ve built through CPDC have had a tangible impact on how we approach our work and serve our clients. It’s a privilege to be part of a community so invested in Philadelphia’s success.
I’ve watched Center City transform from a traditional 9-to-5 business district into a truly vibrant, mixed-use environment. What was once primarily a destination for office workers has become a dynamic neighborhood where people choose to live, dine, shop, and gather. There’s been a noticeable shift in both public and private investment toward creating more walkable, human-centered spaces that support a 24/7 urban experience. Residential development has surged, ground-floor retail has diversified further into service and experiential concepts, and public spaces like parks and plazas have been reimagined to foster connection and community. It’s been exciting to witness—and be part of—a city center that’s not just a place to pass through, but a place to stay and thrive.
Several large-scale projects have played a significant role in reshaping Philadelphia’s urban landscape in recent years. The ongoing redevelopment of The Bellevue by Lubert-Adler stands out as a prime example—reimagining an iconic Center City asset into a vibrant mixed-use destination that blends hospitality, office, retail, and residential uses. This kind of visionary investment reinforces Philadelphia’s position as a world-class city.
We’ve also been closely following the Schuylkill Yards development by Brandywine Realty Trust, which continues to redefine University City as a hub for innovation, life sciences, and inclusive growth. Similarly, the uCity Square project by Wexford Science & Technology and Ventas is helping to bridge neighborhoods through thoughtful placemaking, job creation, and community engagement.
At Blueprint Commercial, we’re particularly focused on supporting mission-driven and social impact projects—developments that not only create value but also uplift neighborhoods and expand access to resources and opportunity. From nonprofit headquarters and health centers to affordable housing and community-serving retail, we’re proud to work alongside organizations and developers who are committed to inclusive growth and long-term impact. A large portion of this work takes place outside the traditional boundaries of Center City, in neighborhoods across North, West, and Southwest Philadelphia, where strategic real estate decisions can serve as powerful tools for community revitalization and economic mobility.
It’s hard to beat a warm shrimp salad and pommes frites at Parc—it’s an all-time Philly classic and has some of the best outdoor dining in the city. Also, I always love to grab a loaf of their sourdough to go to have at home!
In real estate, focus is everything. This year, we believe the most effective strategy is to lean into your core competencies—whether that’s leasing, development, investment sales, or property management—and build upon the areas where you’ve seen the most success. Markets are evolving quickly, and rather than trying to chase every opportunity, doubling down on your strengths allows you to deliver more value, deepen relationships, and operate with clarity and purpose. Real estate is a long game, and staying grounded in what you do best is often the key to long-term growth and impact.
One of the most notable trends we see is the continued rise of impactful real estate projects that support mission-driven and social impact objectives. In a city like Philadelphia—where there is a strong civic ethos and a commitment to equity and inclusion—we’re seeing sustained momentum around developments that serve nonprofit organizations, affordable housing, healthcare, education, and community-based services. While there may be a shift away from prioritizing these initiatives at the federal level, Philadelphia remains a progressive city where public-private partnerships and local leadership continue to champion projects that uplift communities. This kind of work not only addresses real needs but also reinforces real estate’s role as a tool for positive change.
